The Institutional Campus Master Plan Review is a voluntary designation for large institutions with a campus-like setting. It provides flexibility in the number, design, and placement of structures on a property, moving beyond the limitations of lot-by-lot development.

What it allows you to do:

  • Create a coordinated long-term development plan for institutional uses
  • Gain flexibility in site design, building arrangement, and future expansions
  • Streamline future development by working from an approved master plan

When You Need It

You may request this review if your property is an institutional campus and you want the ability to expand or modify over time.

Amendments are required if the proposed changes include:

  • More than 3,000 sq. ft. of additional floor area, or
  • More than 10,000 sq. ft. of additional site coverage

Note: The Plan Commission Director may also require minor revisions to undergo the full amendment process on a case-by-case basis.


Apply

  • Prepare your master plan materials and supporting documents in accordance with TMC 1111.1304
  • Submit your application to the Plan Commission for review.
  • Pay the required fee at the time of submission.
  • Planning staff will review and schedule the project for consideration.

Fees

The Institutional Campus Master Plan Review fee is $500. Additional fees may be necessary if your project requires resubmittals or specialized reviews.

Reviews are typically scheduled within 30 days of submission.

  • Staff review and recommendations
  • Plan Commission meeting
  • Approval, denial, or conditional approval of the master plan
