What it allows you to do:

- Make minor amendments with Planning Director approval or major amendments through full review

Apply
- Applicant must be the property owner, developer, or authorized agent
- Prepare site plan, landscaping plan, elevation drawings (if necessary), and any other documents that may be necessary
- Complete the Planned Unit Development application online
- Pay the application fee
Fees
The Planned Unit Development Review fee is $600. Additional fees may be necessary if your project requires resubmittals or specialized reviews.
Review Process and Timeline
Reviews are typically completed within several weeks, depending on submission completeness and project complexity.
- Staff may provide comments or request revisions. You may need to resubmit before final approval.
- Once approved, you may proceed with related building permits or construction approvals.
- The approval remains valid for the duration of your development project but may expire if work does not begin within a specified time.

Amendments
Minor amendments can be reviewed by the Plan Commission Director.
Major amendments may require a new review cycle, and can be triggered by:
- 10% increase in building footprint or cumulative floor area
- 10% (or 6 ft, whichever is less) increase in building height
- 10% increase in impervious surface coverage
- 10% increase in number of dwelling units
- Addition of new uses
