What it allows you to do:

  • Operate a land use that is conditionally permitted under the Toledo Zoning Code
  • Make minor amendmnents to an existing Special Use Permit with approval from the Plan Commission Director
  • Apply for major amendments with a full review from the Plan Commission

Example projects:

  • Establishing a daycare, private school, or senior living facility in a residential area
  • Opening a gas station, used car dealership or similar commercial use
  • Expanding the footprint, floor area, or hours of operation of a previously approves Special Use Permit

Amendments

Minor amendments can be reviewed by the Plan Commission Director.

Major amendments may require a new review cycle, and can be triggered by:

  • 10% increase in building footprint or cumulative floor area
  • 10% (or 6 ft, whichever is less) increase in building height
  • 10% (or 1,500 sq. ft., whichever is less) increase in cumulative floor area
  • 10% (or 2,000 sq. ft., whichever is less) increase in impervious surface coverage
  • 10% increase in number of dwelling units or residential occupancy
