The City of Toledo bills for special assessments on your property tax bill. These costs are assessed to all property owners in the city who benefit from the services.

Maintenance Assessments

Maintenance assessments costs vary based upon the total cost of providing these services (as approved by Toledo City Council) and the proportional benefit to properties owners based on the number of feet of property touching the street being maintained (frontage). To see your property's specific calculation of taxes and assessments, you can find your property on the County Auditor's Real Estate Information System (AREIS).

Alley Maintenance

The alley maintenance assessment provides for the grading and cleaning of alleys. Alley maintenance is assessed to property owners based on the property frontage (length of property) which abuts an alley.

Leaf Collection, Snow Removal, and Street Sweeping

These assessments provide for the collection of leaves, snow removal, and street sweeping. Leaf collection, snow removal, and street sweeping services are assessed based on the property frontage (length of property) which abuts the street.

Street Lighting

The street lighting assessment provides for cost of lighting public rights of way. This includes new light installation, energy costs, and light maintenance. Street lighting is assessed to property owners based on the property frontage (length of property) which abuts the street or alley with street lighting.

Tree Maintenance

The tree maintenance assessment provides for the cost of planting, maintaining, trimming, and removal of trees within the public rights of way. Tree maintenance is assessed to all property owners based on the property frontage (length of property) which abuts the street.

Special Improvements

Sidewalk Maintenance

Sidewalk maintenance is charged to property owners when the city replaces panels in front of your property.

Nuisance Abatement

Assessments labelled NUAB are charged when a property owner does not adequately comply with code requirements for property maintenance.

Blight Cleanup

Blight cleanups are charged by the time they take to complete. This assessment is new as of 2023.

Mowing

Property owners found to be in violation of the requirement to keep grass mowed to less than 8" may have their grass cut by the city and the cost of the service will be assessed to the property owner.

Why am I just now getting assessed for something 2 years ago?

There is a two-year delay, from when the services are provided and when we place them on the property tax bills.

How do I look at my assessments?

  1. Go to AREIS online
  2. Type in address
  3. Click on Special Assessments to see the current year or Prior Specials to see prior assessments
  4. All assessments are listed as well as the dollar amount

Is there a lien on my property?

  1. Go to AREIS online
  2. Type in address
  3. Click on Special Assessments
  4. In the Project# column, NUAB indicates a nuisance lien and the number after it is the year it occured (example NUAB21)

When will someone return a call to me?

Typically within 3 business days.
